Well, I have the Golf bug again.

Well, I have the Golf bug again. I went out yesterday with my lovely wife Denise and played the Cascades which is the course we live on here in Tyler, Texas. To say I had fun, would be an understatement. I am not playing particularly well, but the fun is there and that is what matters. Since taking the Team Leader position at Keller Williams Tyler, Texas, I have begun to relax and enjoy the game I loved for years while my children were growing up. I have also found that golf is a great tool for recruiting for the Market Center.
The day was warm, but a bit breezy and I shot a 75. Not great by my standards, but a great day of fun just the same. Now I will have too hit balls next week and do better. But for me now, it truly is about the fun.

My suggestion to everyone is to get out and have some fun today, you have earned it.

One of the first things I usually say at the start of a motivational talk is "winners and losers are predetermined but only the winner knows it"! I say this because I believe it with all my heart. A winner jumps into a situation and proceeds to deal with it by any means necessary. While a loser sits back and makes excuses as to why something can't be done. A winner thinks on his feet and moves forward. While a loser says they need more time to look at the situation. A winner starts with a good plan and makes it better as the situation calls for it. While a loser will always be planning to do something and never start doing anything. A winner makes good "breaks" in business. While a loser hopes for a "break" in business. A winner will congratulate another winner when he is bested by them. While a loser will make excuses and cast blame. Get the picture. I thought you might. Always remember that the easiest thing to do when something goes amiss is to blame or make an excuse. Don't do it! As my grandmother would say "put on your big girl panties and deal with it". Have a reputation as a "can do" kind of business professional not a whiner. For years I have been known affectionately as the "trash man" and I love it. I earned this reputation in another career and it carried over into my current businesses. You see I believe that I can sell any property. So properties other Realtors would pass on because of condition or some other oddity, I get sold. You've got a house with a tree in the middle of it after a hurricane, call me, I can sell it. I have earned the reputation as the "trash man" and I relish it.As a winner you have to look for opportunities to excel at your chosen profession. As a winner you thrive on accomplishment and recognition from your peers. Being a winner is more than a state of mind, it is truly a way of life. To be a winner you must be driven more than the average person. Being a winner also means being respectful of everyone that doesn't share the same goals or aspirations' you do. A winner is not arrogant, they are confident and secure in who they are. As a winner you will always be mentoring someone to follow in your footsteps. Mentoring or teaching is one of the most rewarding things I do and I recommend it to everyone. You will learn more than the people you teach, I promise. I work with new Realtors everyday that I know will do much better in their real estate business than I have. I am proud to help them embark on their new profession. They will never hear anything but encouragement from me. You see, I sincerely want them to be as big and grand as they want to be.

Twenty Questions
Who you are in business with matters – how they treat you is critical to your
success. Here are 20 important questions to ask about the real estate company
or franchise system you are currently with, or considering joining:
1. Does the company allow you to build your own agent brand? Can you
put your own logo, name, phone number and website on yard signs
and in your ads? Can it be larger than or as prominent as the
company’s?
2. Does the company allow you to directly receive the sign calls or
inquiries on your own listings without going through the up-desk or
office switchboard?
3. When a person is seeking you on the company’s local or national
website, can they quickly (within two or three clicks) get directly to you,
your own website and your own business phone number?
4. Can you do agent-to-agent referrals without going through the
company’s relocation division and paying them a portion of your
referral fee?
5. If you decide to leave the company do they let you take your listings
with you? Do they still pay you the same commissions you were owed
on your pending transactions - without any penalties or reduction in

13. Does the company allow you to earn 100% commissions without
having to pay monthly fees even when you don’t have closings?
14. Does the company provide a way for you to actually earn more than
100% - to be paid more by the company than it costs you to be with
them?
15. Does the company provide all levels of sales and business training –
from the fundamentals of real estate sales all the way up to hiring staff,
building a team, managing your expenses and creating a business?
16. Does the company provide wealth-building information and training?
Do they give you good advice and consulting on how to gain financial
independence?
17. Do the leaders of the company take the time and make the effort to
share with you research, strategies and systems that you can use to
improve your business and your career?
18. Have the leaders of the company written best selling books that are
used and respected in the real estate industry? Do they speak with
knowledge and authority on the issues that matter to the agents?
19. Does the company have a set of written beliefs and values that it
shares and sincerely seeks to live by? Does the company have a spirit
and culture of teamwork and positive energy?
20. Is the company clearly agent-centered? Does it understand that the
consumer selects the agent, not the company? Does that awareness
show up in the way the company does business?
The answers to these questions may help you understand which company you
want to be with – which one will provide the most support for achieving your own
personal and professional goals.

Focus

You see I need total chaos in order to function in the business world. I like music and things coming at me fast. My beautiful wife Denise says I like working with my hair "on fire" and to be honest, she's right. My desk is always a wreck and I am always working two or three business deals at a time with the different businesses we own. The one thing that is consistent though is the routine and the business plan we have in place. Make NO MISTAKE I get things done systematically and effectively. It just doesn't look like it. My wife Denise and the rest of the staff get just as much, if not more accomplished and they work entirely different than I do. You could literally perform surgery on some of their desks. (You can only have one crazy person in your company and of course, I'm it. Someone has to clean up my messes.) All kidding aside, have a consistent style that you can use every day all day. I know for example that part of the staff at Now What and the Miller Team are going to arrive a bit later than I do every day and still get everything that needs to be done completed. If I need them I let them know and they never fail to "get it done" for me. We are results oriented and as long as our deadlines are meet and the customer is happy I'm happy. A great by product of this type of business plan is that someone is usually in our office from early till late. Customers seem to love that aspect of our business. We work the same way every day and our customers know we are always available when they need us. We don't have any posted hours. If you want to do business with us we are available. We set goals and objectives and we achieve them by any means necessary. No excuses, just results. If someone cannot or will not produce, they don't last. We know that the going will get tough from time to time, but that's when a real superstar will shine. Be realistic about your goals and business plans and then achieve and accomplish them. Yes there will be times you get knocked off course and have to regroup. The great thing is you have a map to get back on course. That's right, it's your business plans and those goals you have written down. We all take detours from time to time, some are voluntary and some not. The trick is to get back on course as soon as possible. It really is simple, no plan or goal equals no business. You simply have to be systematic and consistent to achieve long term results. If you do the simple, basic and mundane all day everyday you will be amazed what will happen to your business. Starting is as simple as these few baby steps.
*Write a business plan and set some goals today! (Make your business plan one page and look at it every Monday to make sure your on course).
*Always answer your phone. (We get customers everyday because someone else wouldn't answer the phone).
*Check and return emails "SUPERFAST"!! (Blackberry's are great).
*Return phone calls even faster.
*If you say it then DO IT. (If you commit to a customer then keep the commitment).
*Work weekends. (I'm not a Doctor so I work weekends and it pays well, very well).
*Put yourself on a schedule. (Have a specific time you are at the office every day. We get business just by being in the office).
*Quit making excuses or "reasons" why you can't. (Instead make some excuses or "reasons" why you "CAN").
*Find a Mentor and show them your business plan and goals. (By this I mean, someone who will be brutally honest with you when you are not accomplishing what you should and will give you praise when you need it).


Yes there are many more things that can be done but if you do all of the above with consistency and effort you will succeed far more than you ever thought possible.

3 simple things

I always want to stress that Real Estate can be as simple as you want it to be if we just focus on three things.

1.) "List It"
2.) "Sell It"
3.) "Service the Customer"

Everything else needs to be organized and then minimized so you can focus only on the three things that count the most. In the Real Estate industry it is easy to get caught up in things that in reality won't do anything to help you make money, yet you will think you're busy and productive. The truth is unless you are selling a property your not making any money. Your entire focus should be on "Selling". If you are new in the business you will at first focus on selling yourself which makes the customer comfortable with you. This falls into the "Service the Customer" category and should be done at every level of your business. Remember the first product you have to sell is you, so go out today and sell "you" to everyone you meet. You will be surprised at the response you get. Have a great day and GOOD SELLING.

Well, I am approaching my 4th full month here at Keller Williams in Tyler, Texas.

Let me tell you, I am having the time of my life. I am very fortunate to have the best Real Estate agents in East Texas in the market center. When I first arrived in Tyler, I was well received along with my wife and let me tell you that was a relief. We are growing in so many ways that it even takes me surprise and that is hard to do.
We have grown in agents every month and in July; we were 2nd in the region in agent growth.
We have an incredible opportunity in to have the very best Real Estate office in all of Tyler and East Texas.

Recieved this and thought it was great!

As the CEO of this organization, I have resigned myself to the fact that Barrack Obama is our President and that our taxes and government fees will increase in a BIG way. To compensate for these increases, our prices would have to increase by about 10%. But since we cannot increase our prices right now due to the dismal state of the economy, we will have to lay off sixty of our employees instead. This has really been bothering me since I believe we are family here and I didn't know how to choose who would have to go.
So, this is what I did. I walked through our parking lots and found sixty 'Obama' bumper stickers on our employees' cars and have decided these folks will be the ones to let go. I can't think of a more fair way to approach this problem. They voted for change, I gave it to them.

I am having fun!!

Well, I am at the mid point of my second month at Keller Williams in Tyler, Texas. I am having a blast to say the least. The agents in the office have taken to the training and motivation so well, it even amazes me. Recruiting is coming along well and we are constructing a new location. Ok, it’s not all roses, there are a few folks dealing with issues with the new facility, but as a whole, things are great.

The longer I am here, the more I realize that Real Estate Agents are pretty much the same everywhere. From hard working to lazy to whiners, they are all represented. We have probably the best mix of talent at this office that I have ever seen. I consider myself lucky and honored to be at the helm. Be a Winner

I have a question for you. How do you wake up every morning? Are you a grouch? Or, are you happy and ready for a great day? You do know you have a choice, don't you? I choose to get up and welcome the day and you should to. You can do more business before 10:00 AM than you realize. So make a positive choice and you will beat the competition every time. It is amazing how many business people and in my case Realtors, let the competition tell them, this or that won't work here. What a bunch of nonsense! I am sure the competition said the same thing when Wal-Mart or Home Depot came to town. Now that very competition is dead and gone.

Offer More!

One thing that you as a business person should always focus on is other services or products that you can offer your customers. You see there are front end types of products that get you started or “introduced” to your customer. Well, “NOW WHAT?” Of course you will email them and talk to them but are there other services or products you could provide them with that you could profit on? This is called backend sales and can be more profitable than the first or “front end” sale in some cases. For example, on more than one occasion we have sold homes to executives that were coming into our market to take over a business and expand or grow it.
During the home buying process it was learned that they would be looking for commercial space in the area for expansion. In every case they had commercial Realtors helping them but giving them terrible service. We would begin to send them commercial properties in their email. You guessed it; we sold them a home and a building. Guess which one paid the best? Yes, the building of course. If you have an investor buying up property you might ask that investor who will manage the properties for them? He might not have thought of all the prate falls involved in property management.
The thing most Realtors fail to realize is that our customers are like us. They simply want good service they can understand. They don’t want or need several Realtors in their life when one can handle it. Pay close attention and be that one.

The way it should be

Harry Truman, from Missouri, was a different kind of President. He probably made as many important decisions regarding our nation's history as any of the other 42 Presidents. However, a measure of his greatness may rest on what he did after he left the White House.

Historians have written the only asset he had when he died was the house he lived in, which was in Independence Missouri. On top of that, his wife inherited the house from her Mother. When he retired from office in 1952, his income was a U.S. Army pension reported to have been $13,507.72 a year. Congress, noting that he was paying for his stamps and personally licking them, granted him an 'allowance' and, later, a retroactive pension of $25,000 per year.

After President Eisenhower was inaugurated, Harry and Bess drove home to Missouri by themselves. There were no Secret Service following them. When offered corporate positions at large salaries, he declined, stating, 'You don't want me. You want the office of the President, and that doesn't belong to me. It belongs to the American people and it's not for sale.' Even later, on May 6, 1971, when Congress was preparing to award him the Medal of Honor on his 87th birthday, he refused to accept it, writing, 'I don't consider that I have done anything which should be the reason for any award, Congressional or otherwise.'

He never owned his own home and as president he paid for all of his own travel expenses and food.

Modern politicians have found a new level of success in cashing in on the Presidency, resulting in untold wealth. Today, many in Congress also have found a way to become quite wealthy while enjoying the fruits of their offices. Political offices are now for sale.

Good old Harry Truman was correct when he observed, 'My choices early in life were either to be a piano player in a whore house or a politician. And to tell the truth, there's hardly any difference.'

NO Fear!!

What are you afraid of? Can I tell you a secret? We all have fears and phobias in life. As young babies we have no fear. Everyone looks out for us and says; "don't or that will hurt", so you develop fears and worst of all hesitation. I have always tried to conquer anything I am afraid of. One thing I have witnessed and admired in all successful business people is the fact that fear of failure never enters their mind. They simply do not process fear in a way that most people do. Most successful people think like that young child described earlier. They have imagination and creativity beyond what most people can conceive or imagine. They don't just think outside the box they just plain don't see the box. Does anyone seriously think Bill Gates thought he would grow Microsoft to the behemoth it is today? I'll tell you a secret, he never thought it, he KNEW it! I have never spoken to him personally but I can state for a fact that he knew he would someday control the PC world like no one had before him. We all like our cars but had Henry Ford not been fearless and imaginative we all might still be on a bicycle. Granted we would be thinner and in better shape but that's a whole different story. When Henry Ford wanted a V-8 engine he imagined it and explained it to his engineers and told them to go build it. After a certain length of time they came back to him and said it can't be done. He told them it could and would be done and they could do it or he would find someone who could. And guess what it was done and automotive history was changed forever. Not fear but vision and drive make great things possible and better yet they make them likely. So if you're afraid to cold call or market over the phone, conquer it and then become a master at it. No matter what your fear is it can be overcome and by doing so you become more successful and more complete as a business man and a person.

Dear Editor:
I had an appointment with buyers who brought one set of parents to see their first-choice home so far and to view a couple of others.
Your article hit the mark in both major areas -- they want to make sure their babies are taken care of and they want to make sure they are buying sensibly. Sometimes it makes the client dynamics weird, but I have always had great results and if the parents are local (or become local) I have enjoyed them as clients later on!
We did it with our son when he bought a home in Dallas -- and no, he learned nothing about real estate through living with us! We allowed that agent to do her job and teach him through the process.

Good morning. Are you ready to succeed today? If you're reading this I know you are. I want you to know that your ready and you will succeed. Today lets both wear our favorite outfit and our best looking name badge and pass out ten business cards to people we have never seen before. I am going to do it with you. When we buy that soft drink or coffee this morning we are going to give the clerk a smile and a thank you along with a card and a "see you tomorrow". That clerk is just finishing up a late night shift or starting a very early one and "we" in the middle of a sea of sleepy eyed people just took the time to say thank you. I know I will be remembered tomorrow when I say it again, won't you? Now let's zip thru that express car wash and put a card on the bulletin board in the waiting area and say good morning to at least one person. And when they notice your name badge, say yes I am Real Estate and hand them a card and then move along to the office. After you get to the office say hello to the receptionist and then go to the computer. Check your emails and then think of the largest employer in the area. Let's go to that employer's website and send the HR department an email offering to do an area and new home sales meeting for all their employees. Also CC any officer of the company who has his email on the site. Maybe they are trying to acquire another company and looking for an agent to handle relocations in the area. Do you see where we are going today? By the end of today we will have handed out ten business cards and if you do this twice a week and in just a few short weeks someone will call and say, are you the nice REALTOR that comes into my store to buy coffee or I got your card off the bulletin board at the daycare and I need a home or I need to sell a home. It works and it will come so naturally to you after a while that you will not even realize you are building relationships that will help you for years to come.

Great service!!

One thing a lot of business owners forget about is customer service. Today I would like to share with everyone something that happened to me several years ago when I lived in Fort Worth, Texas. Today I only carry Samsonite luggage and it all stems from the service I got from a young woman in the Denver service center. You see for years I carried a gray fold out type garment bag all over the world. I could literally pack everything I needed in that bag and a briefcase and take off. Well after 8 years or so it finally just came apart at the zippers and had to be replaced. Well I found a really great looking black one just like it with all the new upgrades. I was ready to hit the road again. On my second trip with the new bag it came apart at one of the zippers. I was disappointed to say the least but remembered it had a 5 year warranty so I call the service department of Samsonite. I told them the story about my old gray friend and then about the disappointment in my new one. The only reason I was explaining this lengthy story to her was the hope that she would expedite me a new bag so I could travel in my old familiar fashion. This woman on the phone was so nice and helpful I could not believe it. She then ask me if I could possibly take the bag along with the old gray one to Dallas as soon as possible. I said I would be in Dallas the next day but the gray bag was three plus years out of warranty. She kindly stated that the zippers should not have failed on either bag and that they would like to see both bags if possible. Then she explained that I would be without my trusted bag for awhile and apologized for any inconvenience but assured me she would work as fast as possible to get my bag repaired or replaced. The next day I packed things in various bags and prepared to fly out. On the way to the airport I dropped off both damaged bags and left the country figuring it would be forever till I got a replacement for my old friends. While out of town I looked at hanging bags everywhere almost buying a cute little leather number in Canada but one thing or another prevented it. I arrived home 6 days later and there sat 2 boxes from Samsonite. I had received both a black replacement and a gray replacement, along with a hand written note from the customer service representative saying that in their opinion the first bag should have never failed and thanks for being patient. WOW!!! Now that is what customer service should be. I had only expected 1 bag. Then I looked at the shipping label and this kind woman had shipped overnight both bags to ensure that they would be at my home when I arrived home. I immediately sent a card to her and a letter to her manager. Since that day I have bought for myself or for a gift at least 10 bags. They sold me for life with great customer service. Try it with your customers and you will own them for life.
